Simple Guide to House Construction Through Pag-IBIG Financing

Building your dream home is now easier and more affordable through Pag-IBIG Financing. Here’s a simple step-by-step guide to help you start your journey toward owning a brand-new home on your own vacant lot.
1. Choose Your Preferred House Model
Select the house model that best suits your family’s needs, lifestyle, and working budget. Like
* 3 Bedroom Bungalow with Toilet and bath,
* 3 Bedroom 2 Storey Single attached with 2 Toilet and Bath,
* 3 Bedroom Single Attached with 2 Toilet and Bath, Bedroom on Ground Floor, Family Area and Terrace in 2nd floor, or
* 4 Bedroom 2 Storey Single Attached House with bedroom on ground floor, toilet and bath on Master Bedroom, common toilet and bath and terrace on second floor. To secure your chosen unit, prepare the following:
- Client’s Information Sheet
- Proof of Income
- Two (2) Valid IDs
- Reservation Fee
2. Check Your Monthly Budget Capacity
As a general guideline, allocate at least 35% of your gross monthly income for your expected Pag-IBIG monthly amortization.
3. Select Your Downpayment Option
Choose the downpayment term that is most convenient for you. This will also determine the target schedule for the start of your house construction.
4. Processing of Your Pag-IBIG Housing Loan
The processing of your housing loan will be synchronized with the progress and completion of your house construction. The following documents are required:
- Certified True Copy of Title (ecopy)
- Lot Plan
- Tax Declaration
- Latest Valid Proof of Income
- Contract or Agreement between the Developer and Lot Owner
These requirements are necessary prior to processing of loan application and releasing of the Letter of Guarantee (LOG).
5. Completion of House Construction
The house construction timeline (4-6 months depends upon house model and weather condition) must be fully completed before the release of the loan proceeds.
6. Start of Monthly Amortization
Your Pag-IBIG monthly amortization will begin 30 days after the release of the loan proceeds.
7. Inspection, Acceptance, and Move-In
Conduct the final inspection and acceptance of your brand-new home, followed by key turnover and move-in.
